Covenants Committee

Through the Covenants Administrator, the Covenants Committee receives and reviews all requests for exterior alterations and additions made on or to existing structures and lots which have been conveyed to a homeowner In carrying out its responsibilities, the ARC strives to preserve the natural beauty of Montclair, maintain and enhance property values, and ensure that all modifications adhere to the protective covenants.

  1. Modifications Subcommittee – Charged with ensuring that proposed exterior alterations comply with the objectives set forth in the covenants. This involves regular and systematic review of all Property Improvement Request (PIR) applications for exterior alterations submitted by members;

  2. Initial Construction Subcommittee – Charged with reviewing new construction applications by builders and developers.

Attention Boat Owners!

As most of you are aware, 2008 is the year to re-register your boats. If you have not done so already, please visit us at the MPOA to re-register your boats and pick up your new boat stickers.  Information that you will need to have with you includes: your MPOA sticker number (orange sticker with 4-digit number); boat type (canoe, john-boat, pontoon etc.); color of the boat; serial/hull number; Virginia License number; and location of where the boat will be stored/docked.  Boat stickers are to be attached on the PORT (left) side of the BOW (front).  See picture below. 

Fun in the Sun

School is out and kids are doing those things that kids love to do! However, for everyone’s safety, here are a few issues to keep in mind and make sure our kids are aware of:
•    Basketball goals may NOT be placed in the street at any time and must be located at least 15 feet from the curb.
•    Portable play equipment such as hockey nets, skateboard ramps, soccer goals, etc may NOT be placed in the street at any time and must be stored out of public view when not in use.

Annual Precinct Inspections Continue...

The Covenants Staff initiated the Annual Precinct inspections on March 3 this year to allow all property owners sufficient time to comply with any issues of non-compliance.  In the past, the on set of the hot summer sun and high temperatures or the unpredictable cold winter months have made it difficult for homeowners to make the necessary repairs in a timely fashion.

I would like to thank all of the property owners who continue to make Montclair a great looking community. To all those golfers out there, you will be pleased to know that we started the process of inspecting all properties visible from the golf course in January, and hope to be finished by the end of this month. Thanks to the Montclair Country Club for providing us with golf carts, we should move quickly through these inspections.

Property Improvement Requests

As a resident of Montclair you are required to submit and receive approval from the Covenants Committee prior to making any Exterior Changes to your property. You must submit your PIR before the cut off date that coincides with the next Covenants Committee Meeting. There are no exceptions.

Covenants Corner

Those of you with docks on Lake Montclair must renew your dock applications for the New Year.  Dock applications must be renewed between December 1 and December 31 annually in order to avoid a 200 dollar late fee. There is a five dollar application fee that must be paid by check or money order only.  Click here to download the MPOA Dock Permit Form.

Please make sure that your Insurance Carrier is aware and that they have made all necessary arrangements to ensure that Montclair Property Owners Association is listed as additional insured, certificate holder, or that the insurance company will issue a letter to the MPOA stating that MPOA can not be listed; however, the insurance company will ensure MPOA that notification will be faxed or mailed to the MPOA office informing the MPOA of any change in policy, lapse in coverage, cancellation or renewal of the policy. The limits of liability per occurrence on your policy must be One Million Dollars and remain in effect as long as you own your dock.  MPOA is not responsible for contacting your insurance company; it is the responsibilities of the homeowner to have their insurance company provide the necessary information.  Also, if you have any flotation devices located on the water-rafts, floats, water trampolines, etc-make sure to store them away and out of sight during the winter months.

MPOA Dock Permit Application

Dock permits will be renewed annually between December 1 and 31 upon receipt of an MPOA Dock Permit Application. Renewal fee is $5.00 (no cash accepted) when renewed by December 31. There will be a $200 late fee unless there is proof by January 31 that insurance was in effect since January 1 of that year. Click here to download the MPOA Dock Permit Application.
