RECAPPING THE MAY BOARD MEETING
VEHICLE TAGS NOT REQUIRED FOR PARKING IN MPOA COMMON AREAS
The Board of Directors rescinded its July 12, 2006 motion requiring the purchase and display of vehicle tags to park in the MPOA common areas.
BOARD OF DIRECTORS
Three qualified candidates applied for the Precinct 2 Representative position open on the Montclair Board of Directors. It took four separate rounds of voting of the Board to elect Alan Bridgewater to fill the position. We would like to thank all three candidates for their willingness to serve. The Board of Directors scheduled for June 16th their Quarterly Performance Assessment meeting with Armstrong Management Services, Inc.
ENGAGEMENT OF NEW LEGAL REPRESENTATION
The Board of Directors engaged the firm of Whiteford, Taylor and Preston, LLP to provide legal representation services for the Association. By doing so, the Association will continue to be represented by Mr. Raymond Diaz who has been providing legal representation services to the MPOA for the last fifteen years.
INSTALLATION OF TREES IN MPOA COMMON AREA
The Board of Directors approved the improvement to the MPOA common property as proposed by Prince William County Supervisor Maureen Caddigan, as a gift out of her County Funds, to provide a buffer behind Hopkins Drive and adjacent to Route #234.
VARIANCE & PROPERTY IMPROVEMENT REQUESTS
The Board of Directors denied a request for an already-constructed six-foot alternating board-on-board fence which is an unauthorized-type fence. This created a double-fencing situation which is not in compliance with MPOA Community Guidelines. The Board of Directors approved a property improvement request (PIR) to move a floating dock from one location to another.
COVENANTS VIOLATION CHARGES
The Board of Directors approved two requests and denied two requests to waive violation charges as a result of non-compliance issues with the covenants.
FAREWELL TO BRANDI LANGENECK
Montclair's Covenants Director Brandi Langeneck has accepted an opportunity to advance her career goals and will be leaving the MPOA on May 31st. The community and staff has benefited from Brandi's leadership during her two years with the MPOA. Good luck, Brandi. We'll miss you!
LAKE DREDGING UPDATE
As mentioned in the "President's Page" on page three of this issue of the Montclairion, the Lake Dredging project has begun. The Association contracted with GBA Associates to survey Lake Montclair to identify and map the contours of the lake. This survey will identify the areas needed to be dredged and will provide information to be included in the Request for Proposal (RFP) to do the dredging. The survey is to be completed within sixty days. The Lake Management Committee is preparing the RFP to solicit bids for dredging the lake. The contract should be awarded in July or August, with the actual dredging to be done in September and October. The cost will not be known until responses to the RFP are received; there is over $500,000 available in the Replacement Reserve fund for this major project. We will continue to keep you informed as this project progresses.
