What happened this Summer?

Gahagan & Bryant Associates, Inc. (GBA) performed a topographic and hydrographic survey. The survey was used to identify areas within the lake with a depth less than four feet and to create plans of Lake Montclair in its present condition. These plans served as the basis for development of the dredging recommendations. The Board of Directors authorized a dredging contract, which included the recommendations of GBA plus funding for a forebay, to Lake Services, Inc. which performed the dredging in 1991, 1996, and 2001.

All of the summer events occurred at a cost less than budget, and the first Friday Night Movie was held at Dolphin Beach. West Beach was temporarily closed because regular testing revealed high levels of e-coli. The PWC Police department agreed to work with the Safety Committee to develop a Neighborhood Watch program, and contracting out landscape maintenance is proving successful.

What will happen this Fall?

Lake dredging will begin September 4 and continue through December 31, 2007. The entire lake will be dredged. Approximately 34,000 cubic yards of silt may be removed from the lake compared to the approximately 17,000 cubic yards removed in 2001. West Beach will be the staging area. Floating equipment will be deployed from West Beach. Silt will be transferred from barges to trucks at West Beach and transported to the Prince County landfill. The hours of operation will be between 7:00 a.m. and 5:00 p.m. The lake will be raised approximately twelve (12) inches during dredging operations.

Homeowners can contract directly with Lake Services, Inc. for the installation of Rip Rap along their shore lines. This work will be implemented at the end of the lake dredging. If you are going to have rip rap installed you must have an approved Property Improvement Request (PIR). Your PIR must be submitted to the MPOA Management Office by 5:00 p.m. October 2, 2007.

The FY2009 (May 1, 2008 through April 30, 2009) budget will be developed and submitted to the Board of Directors. Plans for the Annual Meeting and Election of Board Members will be developed and submitted to the Board of Directors. Plans for long range landscape enhancements will also developed. Entrance signs at 234 and Waterway Drive, 234 and Country Club Drive, and Waterway Drive and Cardinal Drive will be painted and repaired. Boats found in the lake or washed onto the shore for which the owner could not be identified and contacted will be auctioned in October; see page 21 for details.
