What Can Members do to Help?
What happened in October?
- The ‘Boo Cruze' at Kids Dominion was a big hit with Montclairions and got everyone in the Halloween spirit.
- The Budget and Finance Committee continued to draft the FY2009 budget. The BFC public meeting is scheduled for November 8, 7:00 p.m. at the MPOA building, and all are encouraged to attend and ask questions.
- Lake Services, Inc. continued dredging Lake Montclair.
- Roughly twenty homeowners attended the New Members Reception.
- The Fall Boat Auction produced 13 sales.
- The Board authorized contracting with Community Services for the 18th hole retaining wall.
- The Board approved the renewal of Directors and Officers, Bond and Crime, Equipment Floater, and Umbrella insurance policies, and the premiums were $5,500 less than last years.
- The Board approved March 15, 2008 as the date for the Annual Meeting; the manner of voting will be by referendum and votes can be cast by paper, fax, internet ballot, or at the meeting.

- The Lake Dredging Project is officially underway. There was an unusual incident, the barge hauling the silt turned over and the tug pushing the barge sunk. Fortunately no one was injured and there was no damage to the lake. The tug was raised and the very small amount of fuel spilled was quickly cleaned up. The tug boat was back in operation two days later.
- The new owners of the Montclair Country Club sent the MPOA a contribution for the enhancement of the landscaping at the corner of Ashgrove Drive and Waterway Drive adjacent to the 18th tee and gave permission to install the retaining wall on the Club's property.
- The MPOA maintenance staff replaced approximately 260 feet of the clogged storm drainage pipe which runs in the common area between Edgehill Drive and Timber Ridge Drive.
- Oktoberfest was an enjoyable event thanks to the residents who attended, the volunteers who helped plan and worked the event, and the Armstrong Management staff. Some said it was the best ever.
- Board Briefs from the September 12, 2007 Board of Directors meeting are located on page 7. Here are a few of special note:
- The Board authorized the expenditure of funds to repair the bare spots in the strip between the curb and the sidewalk on the North side of Waterway from Ashgrove to the entrance into the Country Club.
- The Board required a resident to remove a fence that was installed before receiving an approved Property Improvement Request.

Gahagan & Bryant Associates, Inc. (GBA) performed a topographic and hydrographic survey. The survey was used to identify areas within the lake with a depth less than four feet and to create plans of Lake Montclair in its present condition. These plans served as the basis for development of the dredging recommendations. The Board of Directors authorized a dredging contract, which included the recommendations of GBA plus funding for a forebay, to Lake Services, Inc. which performed the dredging in 1991, 1996, and 2001.
July's General Manager's Corner

THE MONTCLAIR COUNTRY CLUB- A motion to authorize the MPOA President to enter into discussions with Golf Property Analysts concerning the purchase of the Montclair Country Club was denied.
RESERVING THE MPOA CONFERENCE ROOM-The Board requested that the Landscape and Facilities Management Committee prepare recommendations for Board considerations at the July meeting.
BUDGET WORKSHOP-The Board scheduled a Budget Workshop Session to be held July 18 at 7:30 p.m. at the MPOA building.

VEHICLE TAGS NOT REQUIRED FOR PARKING IN MPOA COMMON AREAS
The Board of Directors rescinded its July 12, 2006 motion requiring the purchase and display of vehicle tags to park in the MPOA common areas.
BOARD OF DIRECTORS
Three qualified candidates applied for the Precinct 2 Representative position open on the Montclair Board of Directors. It took four separate rounds of voting of the Board to elect Alan Bridgewater to fill the position. We would like to thank all three candidates for their willingness to serve. The Board of Directors scheduled for June 16th their Quarterly Performance Assessment meeting with Armstrong Management Services, Inc.
Recaping the April Board Meeting

FY2008 Budget
The Property Owners overwhelmingly approved the FY08 budget which included contracting landscaping and community patrol services. Effective May 1st, the annual assessment if paid in-full is $493. If paid monthly, the assessment is $41.08 plus a two dollar monthly service fee.
Board of Directors
Three candidates were elected to the MPOA Board of Directors at the Annual Meeting: Timothy Jack, Catherine Kudrick and Geoffrey Winkworth. The Board of Directors elected new officers for the 2007-2008 term: James Cech, President; Tracy Hansen, Vice President; Geoffrey Winkworth, 2nd Vice President; Catherine Kudrick, Secretary; and Douglas Taggart, Treasurer. We currently have a vacancy in Precinct Two. The Board of Directors will appoint a Member to fill the position at their May 9, 2007 meeting. If you are interested in running, the candidates form can be found on page 7.
