Covenants Department: API Address Posting

The following Montclair Streets will have Annual Precinct Inspections (API) starting on June 29, 2020:

Lake Lowering & Dam Inspection Rescheduled

Dear Owners and Residents:

The Dam Inspection has been rescheduled from July 8th to July 9th. The date for the lake lowering changes as follows:

On Tuesday, July 7th beginning at 8:00 AM, the water level of Lake Montclair will be lowered by no more than 12 inches to facilitate a routine inspection of the dam that will take place on Thursday, July 9th. This schedule may be affected by inclement weather, but any changes or postponements will be announced as soon as possible.

Lakefront property owners are encouraged to take any necessary actions to protect their property while this lake lowering takes place. This includes, but is not limited to, adjusting pontoon retaining lines and properly securing or removing boats, canoes, or kayaks.

After the required inspection is completed, the sluice gates will be closed and the water will naturally return to its regular level. Precipitation and the flow of Powell’s Creek will determine how long it takes for the water levels to return to normal.

Beer on the Beach is scheduled for this evening Friday, June 26th from 7:00 pm – 9:00 pm.

This event will be held at all three beaches - Beaver, Dolphin, and West. For the safety of all attendees please follow social distancing measures for this event;

  • In preparation for this event, all three beaches will close at 6:30 pm

  • No more than 50 Residents are allowed at each of the three beaches

  • No guests are allowed at this event

  • Attendees must RSVP in advance to attend this event

  • There will be no live bands on the beach

  • Social distancing practices (6 ft apart) must be observed during the entire event

Recommended for ages 21 and up. Personal grills are not permitted. GLASS BOTTLES ARE NOT ALLOWED. Coolers will be checked before entry. All residents must present a valid 2019 or 2020 Recreation Photo ID to enter this event. Beaches will close at 9:00 pm and the parking lot gates will close at 9:15 pm. Vehicles left in the parking lot can be retrieved the following morning at 7:30 am when the gate reopens.

MPOA 2020 -2021 Recreation IDs

Please remember that 2019 Rec Id stickers are valid through June 30, 2020. New 2020 stickers will be required to use MPOA facilities beginning July 1, 2020. Use the SignUpGenius link, found below, to make an appointment to renew or obtain new Rec Id's.

*Please note that office procedures for accepting and processing forms may change if the MPOA Office closures are relaxed or extended due to Government directives. The drop box located to the left of the MPOA Office doors is always available for dropping off forms and documents.

The following are necessary to process all Rec ID requests either in person or by mail:

Updating IDs – please submit/bring the following to the MPOA Office:

-A completed Rec ID Application

-Your current 2019 Rec ID cards

-Proof of residency for anyone in the home over the age of 18

Lost IDs – please submit/bring the following to the MPOA Office:

-A completed Rec ID Application

-Proof of residency for anyone in the home over the age of 18

-A check for ($10 per) each new ID

-A picture for each person getting a new ID, if registering in-person photo will be taken by staff

First time IDs – please submit/bring the following to the MPOA Office:

-A completed application

-Proof of residency for anyone in the home over the age of 18

-A picture for each person getting a new ID, if registering in-person photo will be taken by staff

On-line – please send all information to info@montclairva.com and drop off rec Id cards in the dropbox

The Rec Id form is attached HERE. It can be downloaded and printed from the Community website, www.montclairva.com, or it can be emailed upon request. After processing the completed application, your cards will be mailed back to the address listed on the form. If you are a tenant, please be sure to have the homeowner sign the form, permitting renters to obtain the Rec IDs.

Upcoming Covenant Subcommittee Meetings

The Covenants Sub-Committee will meet on June 25th, July 9th, July 23rd, August 13th, and August 27th at 6:00 PM. The main topic of discussion will be to review the Architectural Guidelines, Article 5, Sections 5.4.1 through 5.4.10. This document is available for download on the Montclair Community website:

Statement of Interest

The Board of Directors wishes to announce a vacant At-Large seat with a term expiration of March 2022. Any homeowner in good standing who owns a unit/lot in Montclair is eligible to submit a “Statement of Interest Form” for consideration. Statements are due by 5:00 pm on Thursday, July 16, 2020.

There will be an informational presentation for MPOA Members on the Powell’s Creek Stream Restoration. This live presentation and webinar will take place on Monday, June 29, 2020, at 7:00 PM, so please mark your calendars!
