Community Update 6-23-2020

Lake Lowering

Dear Owners and Residents: On Tuesday, July 7th beginning at 8:00 AM, the water level of Lake Montclair will be lowered by no more than 12 inches to facilitate a routine inspection of the dam that will take place on Thursday, July 9th. This schedule may be affected by inclement weather, but any changes or postponements will be announced as soon as possible.

Lakefront property owners are encouraged to take any necessary actions to protect their property while this Lake lowering takes place. This includes, but is not limited to, adjusting pontoon retaining lines and properly securing or removing boats, canoes, or kayaks. After the required inspection is completed, the sluice gates will be closed, and the water will naturally return to its regular level. Precipitation and the flow of Powell’s Creek will determine how long it takes for the water levels to return to normal. Thank you.

Upcoming Covenant Subcommittee Meetings The Covenants Sub-Committee will meet on June 25th, July 9th, July 23rd, August 13th, and August 27th at 6:00 PM. The main topic of discussion will be to review the Architectural Guidelines, Article 5, Sections 5.4.1 through 5.4.10. This document is available for download on the Montclair Community website:

Statement of Interest The Board of Directors wishes to announce a vacant At-Large seat with a term expiration of March 2022. Any homeowner in good standing who owns a unit/lot in Montclair Property Owners Association is eligible to submit a “Statement of Interest Form” for consideration. Statements are due by 5:00 pm on Thursday, July 16, 2020. You can find the printable form in the attachments section of this email.

Presentation for Montclair Members – Powell’s Creek Stream Restoration There will be an informational presentation for MPOA Members on the Powell’s Creek Stream Restoration. This live presentation and webinar will take place on Monday, June 29, 2020, at 7:00 PM, so please mark your calendars!

The MPOA Board room has space for no more than 45 Members. Please use the following SignUpGenius link to reserve a seat for this presentation. Masks must be worn inside the MPOA building at all times and social distancing measures will be observed:

Beaches Update On Saturday, June 20th, 2020 all three beaches where staffed with certified Lifeguards and this will continue through the remainder of the season. Lifeguards will be on duty from 11 am to 8 pm.

Montclair Events As COVID-19 restrictions continue to limit the type of activities the MPOA we can safely hold, there have been both cancellations and postponements of Yearly Montclair Events. Please review the current Events list below, which may still be subject to changes due to Government directives.

Lantern Launch – Postponed – New Date September 12 Montclair Day – CANCELLED Pre Teen Beach Party – Postponed – New Date July 21 Teen Beach Party – Postponed – New Date July 23 Beer on the Beach for June 26 – No Change Triathlon – CANCELLED Summer Movie Night for June 27 – CANCELLED July 4th Fireworks– Postponed – New Date August 29

At this time nothing beyond this date has been cancelled or postponed. We will announce any further changes as soon as possible.

Beer on the Beach is scheduled for Friday, June 26th from 7:00 pm – 9:00 pm. This event will be held at all three beaches - Beaver, Dolphin, and West. For the safety of all attendees the following social distancing measures apply to this event:

• In preparation for this event all three beaches will close at 6:30 pm • No more than 50 Residents are allowed at each of the three beaches • No Guests are allowed at this event • Attendees must RSVP in advance to attend this event • There will be no bands on the beach • Social distancing practices (6 ft apart) must be observed during the entire event

Recommended for ages 21 and up. Personal grills are not allowed. GLASS BOTTLES ARE NOT ALLOWED. Coolers will be checked before entry. The beach will be closed promptly at 9 pm. Community events are for residents only. No Guests are permitted. All residents must present a valid 2019 or 2020 Recreation Photo ID to enter this event.
