Lake Lowering

Dear Owners and Residents

On Monday, July 6th beginning at 8:00 AM, the water level of Lake Montclair will be lowered by no more than 12 inches to facilitate a routine inspection of the dam that will take place on Wednesday, July 8th. This schedule may be affected by inclement weather, but any changes or postponements will be announced as soon as possible.

Lakefront property owners are encouraged to take any necessary actions to protect their property while this Lake lowering takes place. This includes, but is not limited to, adjusting pontoon retaining lines and properly securing or removing boats, canoes or kayaks.

After the required inspection is completed, the sluice gates will be closed and the water will naturally return to its regular level. Precipitation and the flow of Powell’s Creek will determine how long it takes for the water levels to return to normal.

Montclair Event

Due to continuing COVID-19 restrictions, we regret to announce that the Summer Movie Night event scheduled for Saturday, June 27th has been CANCELLED.

Beer on the Beach is scheduled for Friday, June 26th from 7:00 pm – 9:00 pm.

This event will be held at all three beaches - Beaver, Dolphin, and West. For the safety of all attendees the following social distancing measure will apply to this event.

  • In preparation for this event all three beaches will close and 6:30 pm

  • No more than 50 Residents are allowed at each of the three beaches

  • No Guests are allowed at this event

  • Attendees must RSVP in advance to attend this event

  • There will be no bands on the beach

  • Social distancing practices (6 ft apart) must be observed during the entire event

Statement of Interest

The Board of Directors wishes to announce a vacant At-Large seat with a term expiration of March 2022. Any interested person in good standing who owns a unit/lot in Montclair Property Owners Association is eligible to submit a “Statement of Interest Form” for consideration. Statements are due by 5:00 pm on Thursday, July 16, 2020.

Presentation for Montclair Members – Powell’s Creek Stream Restoration

There will be a presentation for Members sharing information on the Powell’s Creek Stream Restoration. This live presentation and webinar will take place on Monday, June 29, 2020, at 7:00 PM, so please mark your calendars!

The MPOA Board room will have sufficient space for no more than 45 Members. Please use the following SignUpGenius link to reserve a seat for this presentation. Masks must be worn inside the MPOA building at all times and social distancing measures will be observed:

The webinar will also be available as an electronic meeting on Zoom for those Members that wish to view the presentation from their Homes. Meeting login will be posted to the Community Website Calendar and by e-blast closer to the meeting date.

A Note from the MPOA Covenants Department: Property Improvement Requests

Getting ready to move soon? Or perhaps start some DIY’s over the summer? Here are some things homeowners should know before making any changes to their property. Residents are encouraged to check the Article 5 Architectural Guidelines and Home Business @ https://www.montclairva.com/covenants-inspections before submitting a Property Improvements Request (PIR).

When submitting a Property Improvement Request (PIR), please ensure the below information is addressed:

  • Application sign and dated by the homeowner;

  • At least 2 signatures are required for abutting/adjacent homeowners (even for existing items);

  • Property plat, if required indicating the location of the modifications to the existing dwelling and property lines;

  • Color picture and/or detailed drawing to include dimensions and materials to be used;

  • Incomplete Applications received on the deadline date will not be processed for the upcoming meeting. These applications will be held until all the required information is received, they will then be scheduled for the next meeting.
