Board of Directors Meeting

There is a Board of Directors meeting scheduled for Wednesday, July 8, 2020, at 7:30 pm. This will be an electronic Zoom meeting.

Upcoming Sub-Committee & Covenants Committee Meeting

The Covenants Sub-Committee will meet on July 9th, July 23rd, August 13th, and August 27th from 6:00 PM to 7:00 pm to present and discuss the revision of Article 5, Architectural Guidelines and Home Businesses.

The meeting on July 9th will focus on articles 5.4.11 through 5.4.20. Check future email blasts for which Architectural Guidelines will be discussed in future meetings. This document is available for download on the Montclair Community website:

Beer on the Beach

Beer on the Beach is scheduled for Friday, July 10, 2020, from 7:00 pm – 9:00 pm at Dolphin Beach. For the safety of all attendees please follow social distancing measures for this event;

  • In preparation Dolphin Beaches will close at 6:30 pm

  • No more than 250 participants will be allowed at Dolphin Beach

  • Social distancing practices (6 ft apart) must be observed during the entire event

Recommended for ages 21 and up. Personal grills are not permitted. GLASS BOTTLES ARE NOT ALLOWED. Coolers will be checked before entry. All residents must present a valid 2020 Recreation Photo ID to enter this event. Beaches will close at 9:00 pm and the parking lot gates will close at 9:15 pm. Vehicles left in the parking lot can be retrieved the following morning at 7:30 am when the gate reopens.

Reminders

Update on Guest Suspension

At the May 21, 2020 meeting, the Board suspended Community Guideline 4.1.3 Guests, Sections a and d, which restricted guests. Effective July 1, 2020, the Board has updated the restriction to permit 2 guests per unrestricted ID. There is no change to the suspension of Section d.

Update on Facility Opening

Effective July 1, 2020, the playgrounds will be open for use with posted signage and recommendations. The Board of Directors will discuss the re-opening of the remaining closed amenities at the July 8, 2020 meeting.

Town Hall: Camelot/Sheffield Flooding

A Town Hall Meeting is scheduled for Thursday, July 16, 2020, at 7:00 pm. The meeting will be held at the MPOA building and will be accessible via Zoom. Social distancing measures will be in place and face coverings must be worn inside the building. The board room can accommodate 40 guests so please use the SignUpGenius link below to reserve a seat if you wish to attend in person.

Statement of Interest

The Board of Directors wishes to announce a vacant At-Large seat with a term expiration of March 2022. Any homeowner in good standing who owns a unit/lot in Montclair is eligible to submit a “Statement of Interest Form” for consideration. Forms must be received at the MPOA office by 5:00 pm on Thursday, July 16, 2020.

A Note from the MPOA Covenants Department: Property Improvement Requests

Getting ready to move soon? Or perhaps start some DIY’s over the summer? Here are some things homeowners should know before making any changes to their property. Residents are encouraged to check the Article 5 Architectural Guidelines and Home Business @ https://www.montclairva.com/covenants-inspections before submitting a Property Improvements Request (PIR).

When submitting a Property Improvement Request (PIR), please ensure the below information is addressed:

  • Application sign and dated by the homeowner;

  • At least 2 signatures are required for abutting/adjacent homeowners (even for existing items);

  • Property plat, if required indicating the location of the modifications to the existing dwelling and property lines;

  • Color picture and/or detailed drawing to include dimensions and materials to be used;

  • Incomplete Applications received on the deadline date will not be processed for the upcoming meeting. These applications will be held until all the required information is received, they will then be scheduled for the next meeting.
